Property developer website on subscription

A new-build scheme is usually sold long before anyone can walk through it. Everything the buyer decides on — the visuals, the floor plans, the location, the plot that is still available — has to be carried by a website. We build it at a fixed monthly price instead of the five-figure microsite quote that makes developers put the whole thing off until the show home is ready. No setup fee, live in 7–14 days.

Why it pays off

Without a good website you lose customers every day

1

The scheme does not look like the money it costs

A new home is one of the largest purchases a person makes. If the visuals are compressed, the floor plans are a scanned PDF and the page is slow on a phone, buyers quietly conclude that the build will be finished to the same standard.

2

Demand from the early phase is thrown away

The best plots go first, and the interest that arrives before launch is the cheapest you will ever get. Without a visible register-your-interest route, all of it lands in a sales agent's inbox at best and nowhere at all at worst.

3

Nobody can see what is left

“Availability on request” costs you the buyer who was ready. A live plot list — available, reserved, sold — answers the only question a serious prospect has and creates the urgency that a static brochure never will.

4

The microsite quote arrives before the funding does

A one-off scheme site is typically priced as a bespoke project, payable up front, at exactly the point in the programme when cash is tightest. So the scheme launches with a holding page, and the first three months of marketing run on a portal listing.

Our recommendation

Right for you: SIGNATURE

The bestseller for developers
69/month excl. VAT

A scheme is never one page. The development itself, the house types, the location, the specification, the reservation route and who you are as a builder each deserve their own space — and each is a separate way for a buyer to arrive. Signature covers all of it, written and maintained by us, including the availability updates through the whole selling period. For a single small scheme or a plain company presence, LAUNCH starts at €49.

  • 5–8 individually designed pages
  • All copy written by us
  • House types, floor plans and specification
  • Availability kept current by us
  • Your own domain, hosting and SSL

The market gap

A scheme sells for eighteen months. Nobody prices a website that way.

There is a mismatch at the heart of how developers buy websites. A development has a finite selling period — from the first release to the last plot, often somewhere between one and two years. The website that sells it is quoted as a bespoke one-off project, paid for in full at the start, and then becomes dead weight the moment the last completion goes through. You paid a capital sum for an asset with a deliberately short life, and you paid it in the month when the build costs were highest.

Priced monthly, the same thing behaves the way the scheme actually behaves. The site starts when marketing starts, runs for as long as there are plots to sell, and stops mattering when the scheme does. Nothing is written off, and the decision to launch properly rather than with a holding page stops being a cash-flow question. That is not a clever discount — it is simply matching how the cost falls to how the revenue arrives.

The second thing is what actually belongs on a scheme site, because most of them are built as galleries when they should be built as answers. A buyer looking at an off-plan home has a short and very specific list: what does the plot I can still have look like inside, what is the specification, what is around it, when will it be finished, and what happens if I want it. A carousel of CGIs answers none of that. A live plot list, a floor plan per house type that opens properly on a phone, an honest line on completion timing and a reservation route answer all of it — and the plot list does something no brochure can, which is show that other people are buying.

Then there is the developer behind the scheme, which is the part most sites treat as an afterthought and buyers treat as the deciding factor. Nobody hands over a reservation fee for a building that does not exist without first working out whether you finish things. Completed schemes, the warranty your homes are covered by, the code you build under, named people — that content outlives every individual development, which is the argument for keeping a permanent company site alongside the scheme pages rather than starting from nothing each time.

Questions & answers

Frequently asked questions

What does a developer website cost at Sitetik?

From €49/month excl. VAT on LAUNCH, or €69 on SIGNATURE — the plan most developers take, because house types, location, specification and the reservation route need more than one page. Design, copy, hosting, domain and every ongoing change are inside that price.

Is there a setup fee?

No. There is no setup fee and no four-figure invoice before you begin — which for a developer matters more than in most sectors, because the website is needed at exactly the point in the programme when cash is tightest.

What is the contract length, and how do I cancel?

We would rather say it plainly than bury it in the small print: the minimum term is 12 months and it renews for a further 12 unless you give 30 days' notice before the end of the term. You cancel in writing by email or through your customer area. If you need a month-to-month arrangement, another provider is honestly the better fit and we will tell you so.

Should I have one site per scheme or one company site?

Usually both, and they do different jobs. A scheme site can carry the development's own name, which is what buyers search once word gets round, and it can be retired when the last plot completes. A company site carries the thing that outlives every scheme — completed developments, your warranty, the people. If you only want one to start with, take the company site with a strong page per scheme inside it; it is the cheaper route and it keeps the search authority in one place.

Can you show live plot availability?

Yes, and it is one of the few things on a scheme site that measurably changes behaviour. We set up a plot or house-type list marked available, reserved and sold, and we keep it current — send the change across and it goes up. It answers the buyer's real question and it quietly shows that others are committing.

What about floor plans and CGIs — can you handle the files?

Yes. Send us the CGIs, site plan and floor plans in whatever your architect or visualiser supplied, and we prepare them for the web ourselves: readable on a phone, zoomable, and compressed properly so the page still loads quickly. A floor plan delivered as a heavy PDF is the single most common reason a scheme page feels slow.

Can buyers register interest before the scheme launches?

That is usually the highest-value thing the site does. A register-your-interest form can run from the moment you have a name and a location, months before there is anything to show, and it builds the list you release the first phase to. It is also the cheapest interest you will ever collect.

Can the enquiries go to our selling agent instead of us?

Yes. Enquiries route to whichever address or addresses you nominate, and that can differ per scheme — your own sales team on one, the appointed agent on another. We do not sit in between and we do not keep your leads.

Do you connect to Rightmove or Zoopla listings?

No, and we would rather be straight about it than sell you something we do not do. A live portal or CRM feed is a specialist property-software product with a price to match. What we do is maintain the scheme content for you as part of the subscription — plots, prices, phases, completion dates — while the portals carry on doing what they are good at.

Who owns the domain and the content?

You do. The domain is registered in your name — which matters for a scheme name you may want to keep or sell on — and your copy, CGIs and plans remain yours and can be exported at any time.

What happens when the scheme is sold out?

Tell us and we do one of three things: turn it into a completed-development case study that feeds your track record, redirect it to your company site so none of the search value is lost, or wind it down. It is a message, not a project, and there is no exit fee for a scheme that has done its job.

How quickly are we online?

Usually 7–14 days. After one short briefing we build, and you see the first version for approval inside the first week.
