For a managing agent, part of the website is not marketing. It is an obligation.

Most industries treat their website as optional in the strict sense: useful, persuasive, but nothing bad happens on the day it does not exist. Property management in England is not one of them. An agent letting or managing property has to publish a list of their relevant fees on their own website, has to state which government-approved redress scheme they belong to and name it, and — where they hold client money — has to publish their client money protection scheme membership. Those duties come from the Housing and Planning Act 2016, the Enterprise and Regulatory Reform Act 2013 and the Client Money Protection Schemes for Property Agents Regulations 2019 respectively. They apply in England; Wales, Scotland and Northern Ireland run their own regimes, so check the rules for where you actually trade. The interesting part is what happens once you stop treating that as a compliance chore. A page that sets out exactly what you charge, for which service, alongside who to complain to if you get it wrong, is the most reassuring thing a landlord can read. Your competitors have either hidden it or produced it grudgingly as a PDF. Published properly, in plain language, on a page of its own, the same information reads as confidence — and it is the one page on your site you can be completely certain a cautious freeholder will look for.

The second thing almost no managing agent site gets right is that it has two audiences with opposite needs and gives them one front door. An owner is shopping: they want scope, price, evidence and a way to ask for a quote. A tenant already lives in one of your buildings and wants to report a leak at nine in the evening without phoning anyone. Serving both from the same navigation means the tenant traffic — which is far larger — buries the commercial journey. Split them at the top level and both get better: the owner sees a business that sells, the tenant sees a business that works.

And then there is the reason so few managing agents keep any of this current. Fee schedules change, a scheme certificate is renewed annually, a block is won or lost, a property manager leaves. Under a traditional build every one of those is a quote and a wait, so after the second invoice you stop asking — and a site that is supposed to demonstrate that you are organised quietly becomes evidence that you are not. What does a property management website cost at Sitetik?

Is there a setup fee?

No. There is no setup fee and no four-figure invoice before you begin. The build is financed across the subscription instead, which is the entire point of the model.

What is the contract length, and how do I cancel?

We would rather say it plainly than bury it in the small print: the minimum term is 12 months and it renews for a further 12 unless you give 30 days' notice before the end of the term. You cancel in writing by email or through your customer area. If you need a month-to-month arrangement, another provider is honestly the better fit and we will tell you so.

Can you publish our fees, redress scheme and client money protection details?

Yes — that is a standard part of the build for this sector. We give the information a page of its own, link it from the footer and the main navigation so it is genuinely findable, and update it when your schedule or certificate changes. What we cannot do is decide for you what your obligations are or what belongs in that list: you supply the content and the certificate, and if in doubt take proper legal or trading standards advice. We are a web design service, not a compliance adviser.

Can owners and tenants have separate routes through the site?

Yes, and they should. Owners are deciding whether to instruct you and need scope, fees and evidence. Tenants are already housed and need to report something quickly. We split them at the top level so the far larger tenant traffic never buries the commercial journey, and each side gets a form that asks only what that side actually has to hand.

Can tenants report a repair through the site, with photos?

Yes. A reporting form with a photo upload takes a surprising amount of load off the phones, and it arrives with the address, the issue and a picture already attached instead of a voicemail you have to call back. It routes to whichever inbox you nominate — we do not put ourselves between you and your tenants.

Do you integrate with block management software like Blocks or Qube?

No, and we would rather be straight about it than sell you something we do not do. Portfolio, service-charge and accounting software is a specialist product with a price to match, and it is not what we build. We build the public-facing site around it: the marketing, the enquiry routes and the disclosures. If you already run such a system, the site simply hands enquiries to whichever address you use.

Can we cover block management and tenancy management on one site?

Yes, on separate pages rather than in one paragraph. A freeholder or RTM company weighing up block management wants to read about service charges, major works and reporting. A landlord considering full tenancy management wants to read about voids, inspections and rent collection. Same firm, different decision — and two pages will be found for two different searches.

Will we be found for searches like property management in our town?

That is what the local SEO work and the area pages are for: a properly configured Google Business Profile, consistent name, address and phone details, and a genuine page for each town or district you actually manage in rather than one page listing them all.

Who owns the domain and the content?

You do. The domain is registered in your name, and your copy and photographs remain yours and can be exported at any time. Nothing is held back if you decide to leave.

Who updates the site when the fee schedule or a certificate changes?

We do. Send the change across and it is live within a few working days. It is part of the subscription — no per-change fee, no ticket queue, and no CMS you would use four times a year and have to relearn each time.
