There is a strange split in how estate agency websites get built. The expensive ones are really property-software products: a live feed from your CRM, applicant matching, portal syndication, a search with a radius slider. The cheap ones are a template with a phone number. Almost nobody builds the thing in between — the site whose entire purpose is to persuade one homeowner, in one town, to invite you round to value their house.

That gap exists because the two things get confused. Buyers are already served: they are on the portals, and no agency site is going to out-search Rightmove or Zoopla at their own game. Vendors are not served at all. A homeowner deciding between three local agents is not running a property search — they are reading about your fees, looking at what you have actually sold nearby, checking whether the person in the photograph looks like someone they want in their hallway, and quietly deciding whether you seem like the safer choice.

Which is why area pages do so much work here. "Estate agents in" plus a town, a village or a postcode is a search with obvious commercial intent and, in most catchments, thin competition beyond the national portals. One properly written page per area you genuinely cover — the local market, what you have sold there, a valuation invitation — is a lead route the portals do not own and cannot take a cut of.

What does an estate agent website cost at Sitetik?

Is there a setup fee?

No. There is no setup fee and no four-figure invoice before you begin. The build is financed across the subscription instead, which is the entire point of the model.

What is the contract length, and how do I cancel?

We would rather say it plainly than bury it in the small print: the minimum term is 12 months and it renews for a further 12 unless you give 30 days' notice before the end of the term. You cancel in writing by email or through your customer area. If you need a month-to-month arrangement, another provider is honestly the better fit and we will tell you so.

Can you pull my listings live from my CRM or the portals?

No, and we would rather be straight about it than sell you something we do not do. A live CRM or portal feed — Reapit, Alto, Dezrez and the like — is a specialist property-software product with a price to match. What we do is maintain your listings for you as part of the subscription: send us the properties and they go up. If an automated feed is genuinely what you need, buy it from a portal-software provider; we build the marketing site around it.

How does the valuation enquiry work?

It is treated as the main action of the whole site rather than one item in the menu: visible in the header, repeated at the end of every page, and a short form that asks only what you actually need to make contact. Where you would rather offer an instant estimate tool, we can put a third-party one in — but the simple, human request converts better than most agents expect.

Who owns the domain and the content?

You do. The domain is registered in your name, and your copy and photographs remain yours and can be exported at any time. Nothing is held back if you decide to leave.

Will I be found for searches like estate agents in my town?

That is what the area pages and the local SEO work are for: a properly configured Google Business Profile, consistent name, address and phone details, and one genuine page for each town or district you cover rather than a single page listing them all.

Can you cover lettings and landlords as well as sales?

Yes, and they should be separate. A landlord weighing up management options wants fee structures, compliance and what you take off their hands — a completely different conversation from a vendor's, and it deserves its own page rather than a paragraph.

Who updates the site when fees or staff change?

We do. Send the change across and it is live within a few working days. It is part of the subscription — no per-change fee, no ticket queue, and no CMS you would use four times a year and have to relearn each time.

Can you show sold results even though the property has gone?

Yes, and you should. Sold and let results are the most persuasive thing an agency site can show a homeowner, because they answer the only question that really matters: do you sell houses like mine, near me, and how quickly.
